June 2026 update

Thank you for visiting our website on the modernisation and refurbishment of 55 Baker Street.

55 Baker Street is a seven-storey office building in Marylebone, Westminster. The building was originally built in the 1950s and underwent a number of changes over the years. These changes included new frontages, the building’s façade, and internal layouts. 

London + Regional Properties, the long-term owners of 55 Baker Street last year received planning consent  for the modernisation and refurbishment of the building. Our design team have now undertaken further a review of the scheme to consider how we can enhance the plans.

We have taken the opportunity to consider comments from Westminster City Council members and our neighbours. As a consequence, we have made several changes to the scheme, lowering the height of the building and reducing its impact on the local streetscape, notably along Rodmarton Street. We intend to submit a Section 73 application to the Council to amend the consented plans.

The site

55 Baker Street covers an entire urban block, bounded by Rodmarton Street, Baker Street, Dorset Street, and Blandford Street. The building was developed in the 1950’s and served as the headquarters of M&S up until (date), before being sensitivity refurbished by L+R in 2005, where it gained it’s distinctive glass ‘masks’.
